Randolph Cliff lies in an amazing setting at the start of Thomas Telford's Dean Bridge and number 9 is the last house before the bridge. This is a great location too, lying in between The New Town and West End and Stockbridge is over the Dean Bridge. In the Edinburgh Festival it's a great location as The Book Festival is just around the corner on Charlotte Square, the Usher Hall and Lyceum and Traverse Theatres are a short walk away as is The Grassmarket and there's an added bonus that you don't need to walk up the New Town hills! Princes Street is less than five minutes away so the range of cafes, restaurants, shops and things to do on the doorstep is huge and you can walk anywhere in central Edinburgh easily from here.  


This is a wonderful home with a sense of peace and calm and some of the finest views over Edinburgh you'll ever see. On the upper floor you'll find the sitting room which has a bow window and two chairs with binoculars as the view from here is so amazing. There's lots of other comfy seating and lovely artwork in this room but you'll want to sit and stare out of this window. Also on this floor, there is the master bedroom which can be made up as either a super king or a twin. There's a piano in this room and a bathroom with a shower over the bath which can also be accessed from the hallway. There's a double bedroom with an ensuite shower room too. 


Stairs lead down to the wonderful kitchen and dining space which is spacious and welcoming. This is normally a family home and so the kitchen is extremely well-equipped for dining at home. Double doors lead from the kitchen onto the terraced garden which has amazing views over Edinburgh and up to Dean Bridge which it sits underneath. Also on this lower level, you'll find a bedroom which can be set up as a bunk bed room or as a single as shown in the photographs and a bathroom with a shower over the bath. 


There is some beautiful museum quality taxidermy in this home. 


A single let of two to three weeks would be preferred in this home for The Festival.

Home Truths

There is some beautiful museum quality taxidermy in this home. It may be possible to remove some but not all and so if this is an issue for you, this won't be the home for you. We've included a photo of the only large display in the hallway. As someone who is scared of live birds, I was surprised to find it beautiful rather than scary.

In the master bedroom, the bed can be either set up as a super king or a twin. Please let us know which option you'd prefer at the time of booking.

On the lower level there's a bedroom which can be set up with bunk beds or as a single and there are photos to indicate this. Please let us know at the time of booking, which option you'd prefer.

There are stairs within the house and in the garden and parents of young children should be aware of this.

A cot and high chair can be provided. Please let us know at the time of booking if you require these.

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT reletting charge and any associated housekeeping costs. If they are not able to relet the period, you will be responsible for the full rental cost. It is a good idea to make sure you have travel insurance which covers cancellation.
