Spectacular, stylish and special. This luxury four bedroom Simpson Loan apartment is exclusive and exceptional. Owned by Edinburgh International Festival and used by them to entertain and house VIP guests, it is available to rent from time to time during the year.
Staying in this sophisticated apartment feels spoiling. Located on the ground floor, the highlight of the space is the fabulous and very civilised 40ft living space. Here you'll find interesting art and objects and floor to ceiling windows (there are sheer and black out blinds) overlooking the Meadows and which leads onto the 40ft elevated terrace. In the living space you'll find a beautiful velvet L shaped sofa by the TV, a dining table which can extend to seat 12 and a very special Steinway concert grand piano (please see Home Truths below.) This space is especially beautiful in the evening. The private terrace has three seating areas.
The kitchen sits behind the living space and is very well equipped for dining at home and perfectly placed if you would like to use private caterers during your stay.
There are four peaceful bedrooms, all with quality linens and beds, so you should all sleep well here The principal bedroom suite is a kingsize with a dressing room and an ensuite bathroom with a shower over the bath. The second bedroom is normally set up as a twin but it can also be a superking. It has an ensuite shower room. There are two further attractive bedrooms - one kingsize and a double and there is a guest bathroom which has a shower over the bath. There is a utility room with a washer dryer near the kitchen.
Secure underground parking for one car is included with this apartment. Please let us know at the time of booking if you'll be using it.

Designed by Norman Foster, the Quatermile development at Simpson Loan has been Edinburgh's most prestigious development since its creation. The central cosmopolitan location is superb - overlooking The Meadows on one side and next to the Old Town on the other. Within the development you'll find a gym, yoga studio, restaurants and the best cardamon buns in the city. You can walk across the Meadows to Lauriston and Bruntsfield where you'll find great neighbourhood restaurants and boutiques. Literally everything you could need for a fabulous stay is on the doorstep here.

The Steinway Concert Grand piano is special and very valuable. The piano will be covered and we'd recommend that only proficient pianists play on it. If you'd like a pianist to come and play for you during your stay, we can recommend one for you.
The beds in the second bedroom are normally set up as a twin but they can also be a superking. Please let us know at the time of booking if you would like this room to be set up as a superking.
The TV is set up with satellite channels but there's no Freeview.
24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Lauriston & Bruntsfield
With some of the best cakes on offer in Edinburgh (we do love a cake at Dickins…) and a whole load more besides, there’s a delicious choice of things to do in Lauriston and Bruntsfield. For us Lauriston runs from Fountainbridge and across to Quartermile in the North to Bruntsfield Links in the East, along Strathern Place and the border with Morningside in the South and Gilmore Place in the West.
For a jog, a stroll, a walk with the children, a game of football or a lie in the sun there is fabulous outdoor space in Bruntsfield Links. Bruntsfield Links is one of the oldest golf courses in the world (you can chip and put here for free) and the Golf Tavern which overlooks it was established in 1456. The Meadows run on from Bruntsfield Links creating a huge outdoor space. Quartermile overlooks the Meadows and is the property hot spot of the area. It is much sought after and was designed by Foster + Partners. It comprises luxury apartments, offices and cafes and is on the site of Edinburgh’s old hospital, The Royal Infirmary. The incredibly popular cafe and bakery Peter’s Yard is there (I find it hard to walk past without buying a cardamom bun or a cardamom ice cream in the summer.)Read More
