Powderhall Road is part of an excellent modern development in the Inverleith area of Edinburgh. St Mark's Park is just around the corner for children and dogs and The Water of Leith walkway is brilliant and very close by. Tesco supermarket is a few minutes away and there are lots of brilliant restaurants, cafes and coffee shops in Canonmills which is also very close.
This home is brimming with charm. It's decorated in a French style and is full of homely touches and comforts. It's on the ground floor and comes with parking too. The sitting room has lots of comfy seating, books and interesting pictures. There's a piano and a dining table too.
The bedrooms both have lovely bedding so you'll get a great night's sleep and the development is quiet. The master bedroom has a little balcony with seating and it's a suntrap so perfect for relaxing with a cup of tea or a glass of wine. There's also an ensuite shower room with the master bedroom. The second double bedroom is very attractive and there's a family bathroom with a roll top bath and a shower over the bath. The dining kitchen is a delight and brilliantly equipped for dining at home and there's a table for dining at home.?

This is a dog friendly home. Dogs are welcome with owners who are going to be taking their dogs with them when they go out but we're afraid we can't accept dogs who are going to be regularly left at home whilst the owners, for example go to work, as our experience is that damage is caused in this scenario. An additional £20/week charge is made for each dog and a larger damage deposit will be taken to cover any breakages/damages or extra cleaning which is required.
If you would like to use the cot and high chair during your stay, please let us know at the time of booking. Linen will not be available for the cot, so please bring your own.
The owners of this home prefers shorts lets of a month or longer. Very short bookings of less then a week can be booked up to 6 weeks in advance or further in advance where they are filling a gap between existing bookings.
24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Inverleith

Inverleith is certainly one of Edinburgh’s most gorgeous, green areas with an abundance of beautiful outdoor spaces. For us the Inverleith area takes in the streets that run off Inverleith Row and also Powderhall.
The Royal Botanic Gardens is the highlight of the area. It was established in 1670 on a site next to Holyrood Palace. It moved to a site by the Nor Loch (where it later made way for platform 11 of Waverley Station!) then to the area now known as Gayfield Square before finally moving to its current home in the early 1820’s, making it the second oldest botanic garden in the UK after Oxford’s. The 70 acre site is a hugely important player in a worldwide network of institutions seeking to ensure that biodiversity is not further eroded. A stroll in The Botanics is a joy throughout the seasons and no matter how many times you visit, there is always something new to discover. It is wildly popular with families. After World War II when heating Edinburgh homes was difficult and expensive, residents would often go to the glasshouses to warm up at the weekends! There are magnificent views of the Edinburgh skyline, important art exhibitions in Inverleith House and a couple of good cafes which serve drinks, cakes and lunches.
