Rock House is a spectacular Edinburgh landmark home with a fascinating history. Built in 1765, it pre-dates Edinburgh’s Georgian New Town. Rock House is known as the most important address in photography because from 1843 to 1847, Rock House was the home and studio of pioneering photographers, Robert Adamson and David Octavius Hill. Together, they are widely credited with having established the use of photography as an art form and no conversation about the history of photography can take place without reference to them. They used the terrace when creating photographs as they needed sunlight for the calotype process. Major collections of their work are held in the Scottish National Portrait Gallery and The Getty Museum. 

Rock House is extremely private, being accessed through a rather magical ornate wrought iron gate on Calton Hill. The panoramic views from the house and gardens are unrivalled. Look to the front of the house and the famous Edinburgh skyline lies before you and yet you are only two minutes from Princes Street. In 2015, Rock House was refurbished by Studio Reed and they restored the house with great sensitivity and style.  

The Main House is on the first and second floors of the house, whilst the The Terrace Apartment is on the ground floor. Both properties have their own private entrance.     

The Terrace Apartment has a sophisticated country charm. After passing through the magical Rock House gate, you'll climb some steps and when you reach the top you’ll see your private terrace with a rectangular pond and stone urn. Take a moment to appreciate the views. The terrace is a suntrap and a lovely place to sit with a cup of tea in the morning or a glass of champagne in the afternoon. 

The kitchen and living space is absolutely charming and overlook the terrace. The handcrafted kitchen has clever gloss walls which bounces the light around and there's a dishwasher and washing machine. The sitting room has two comfy sofas and a fabulous high backed wooden bench by the dining table. 

The master double bedroom also overlooks the terrace and a twin bedroom overlooks the rock from which Rock House took it's name. The bathroom is very special. Bath loving guests have said that it's the best bath they've ever had and there's a shower too. 

A stay in The Terrace Apartment is guaranteed to delight and to leave you wanting to come back for more.

It is available for self-catering holiday lets, the Edinburgh Festival and city and weekend breaks.

The pond in front of The Terrace Apartment has a structure inside the water which prevents children from being able to fall in it but it still better is parents supervise young children playing here.

If you need to use the cot and highchair during your stay, please let us know at the time of booking.

This is a dog friendly property. An additional £15/week charge is made if you are bringing a dog and a larger deposit will be taken to cover any breakages/damages or extra cleaning.

As this is a dog friendly home, if you are an allergy sufferer, please let us know at the time of booking, so that we can check if there have been any dogs staying in this home recently.

For larger parties, Rock House (sleeps 8) and The Photographer's Studio (sleeps 2) can be booked together with The Terrace Apartment depending on availability.

There around 40 steps to climb to reach the house so please take note if you have issues with stairs.

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.
