Rock House is a spectacular Edinburgh landmark home with a fascinating history. Built in 1765, it pre-dates Edinburgh’s Georgian New Town. Rock House is known as the most important address in photography because from 1843 to 1847, Rock House was the home and studio of pioneering photographers, Robert Adamson and David Octavius Hill. Together, they are widely credited with having established the use of photography as an art form and no conversation about the history of photography can take place without reference to them. They used the garden and terrace at Rock House when creating photographs as they needed sunlight for the calotype process. Major collections of their work are held in the Scottish National Portrait Gallery and The Getty Museum. 


Rock House is extremely private, being accessed through a rather magical ornate wrought iron gate on Calton Hill. The best way to enjoy this fabulous and very special home is to book all three Rock House properties which together sleep up to 14 people in four double bedrooms and three twin bedrooms. Once you close that magical gate, you're in your own very special, luxury Edinburgh santuary. It's a fabulous place to gather friends or family together and uniquely whilst you can be together, guests can also enjoy private space.       


The panoramic views from the house and gardens are unrivalled. Look to the front of the house and the famous Edinburgh skyline lies before you and from the back, which looks up to Calton Hill and across to Fife, you feel like you're in the middle of the countryside and yet you are only two minutes from Princes Street. In 2015, Rock House was refurbished by Studio Reed and they restored the house with great sensitivity and style. It's stunning environment creating an incredibly special place to gather. 


Having exclusive use of Rock House means as well as the three superb properties, all the wonderful outdoor spaces are yours to enjoy privately too. The terrace with it's pond and giant stone urn is a fabulous venue for drinks taking in the spectacular views over the Edinburgh skyline and the private garden at the back has a dreamy setting, sitting beneath Calton Hill and the Dugald Stewart Memorial and with views across to Fife.  


The Main House (sleeps 8) is on the first and second floors of the house and The Terrace Apartment (sleeps 4) is on the ground floor. There is a internal staircase linking these two properties. The Photographer's Studio is an absolutely enchanting folly building sitting in the garden on the site of Hill and Adamson's original photographic studio.    

The three properties have been decorated in a similar, very stylish way - yet each has it's own character and charm.


Entering the Main House, it immediately feels special and exciting. The first room you walk into is the dining kitchen and it is fabulous with a very special atmosphere and four windows, each taking in a pretty view. A wonderful copper sink shimmers and there's an Aga and fabulous old butcher's block. There's a plentiful supply of pretty crockery and glasses. The dining table seats eight comfortably and twelve at a push. 

The beautiful sitting room is the perfect spot to gather around the open fire. Next door there's a twin bedroom and close to the entrance, there’s a shower room with a loo and a utility area.

Climb a beautiful wooden staircase with a brass handrail to the second floor with further bedrooms and bathrooms. The master bedroom is very beautiful and has four windows with wonderful views. Etched on one of the window panes is a signature and the date 1795. There's a twin bedroom with lovely views up to Calton Hill and an absolutely charming cabin bedroom with a small double bed. There are two bathrooms on this floor, both accessed from the hallway; a shower room and a bathroom with a shower over the bath.

The Terrace Apartment can be accessed via a staircase by the sitting room of the main house or directly from the terrace outside. It has a charming, slightly country feel. The kitchen and living room look onto the terrace and are so cosy. There are two comfy sofas and a wonderful tall wooden bench next to the dining table. The master double bedroom over looks the terrace and the twin bedroom overlooks some of the rock that Rock House was named after. The bathroom is very special and includes a bath which guests have said is the best bath they've ever been in. There's a shower too.


The Photogrpher's Studio is just divine and so romantic. Downstairs there's a lovely bedroom and off the hallway there's a shower room which has an attractive window into the bedroom. Climb a tiny wooden staircase and you enter Edinburgh's most charming room. In this little space, there's a wood burning fire, a sofa and chair, a dining table as well a two little kitchen areas and a smart TV. The views from the three windows - two of which have a window seat - are wonderful.


We have put together a Little Orange Book for Rock House guests and in it we recommend a brilliant list of excellent local chefs, wine merchants, florists, babysitters, personal shoppers, personal trainers, drivers, golf experts etc. So we can help you to make your stay at Rock House extra special - as good as it gets.

Home Truths

There are around 40 steps to climb to get to Rock House.

This is a dog friendly property. An additional pound;15/week charge is made if you are bringing a dog and a larger deposit will be taken to cover any breakages/damages or extra cleaning.

If you would like to use the cot and high chair during your stay, please let us know at the time of booking and please let us know where you would like it set up. Linen will not be available for the cot, so please bring your own. There is no stair gate in the Main House.

In the Main House the charming cabin bed is a small double and can only be accessed from one side.

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a pound;75 + VAT reletting charge and any associated housekeeping costs. If they are not able to relet the period, you will be responsible for the full rental cost. It is a good idea to make sure you have travel insurance which covers cancellation.
