Located on the first floor, in a great stair with a wonderful shared garden, this two bedroom home is a brilliant base for the Edinburgh Festival. The arts supporting owners have a brilliant collection of vinyl and art, you'll see displayed around their home. There's a lovely sitting room with some really beautiful architectural detailing and plenty of comfy seating. This room has a pretty bow end, looking over the large shared garden.
The dining kitchen has a dishwasher and is well equipped for dining at home. There's a table seating four and a wall of vinyl to look at!
There are two bedrooms. The master bedroom has a kingsize bed and there is also a twin bedroom. There's a shower room. The wifi speed is good, 150 Mbps

The Neighbourhood
Broughton Street is one of Edinburgh New Town's most loved streets. There are fab local food stores - organic foods, a fishmonger and The Broughton Market - a butcher and general store, plus great restaurants and cafes and bars. The Barony is an Edinburgh institution and The Ox serves good food too. Soberberg has delicious Swedish buns and coffee. Vinette and Vivian are an exciting new restaurant and bar with rave reviews. Stop Coffee is a lifestyle store and cafe, The Broughton serves good food and even the chippy is excellent.
The tram glides past the top of the road and the city centre is so walkable from here. Calton Hill, Princes Street and St Andrew Square are all less than 10 minutes walk away.
This is a brilliant spot for the Edinburgh Festival. Over the Festival a whole month booking is preferred.

During the Edinburgh Festival a whole month booking is preferred in this home.
24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

East New Town & Hillside
The East New Town and Hillside area is where it’s at. Running from Scotland Street in the West to Broughton Road in the North, Lower London Road in the East and Regent Terrace in the South. Local resident, Peter Irvine, of Edinburgh’s Hogmanay fame christened the area The East Village.
The highpoint, literally, of the area is Calton Hill. A walk up here is rewarded to magnificent views across the whole of the city and photo opportunities abound on Calton Hill. The National Monument is much climbed and the Nelson Monument was built to look like Nelson’s upturned telescope. The City Observatory is now the home of the Collective Gallery and there’s a cute café there too. Calton Hill is an incredible place to watch the fireworks, The Beltane Festival held there on 30th April is very popular and an enormous torchlight procession on 30th December culminates on the Hill.
