Superb brand new two bedroom luxury eco housee in a lane off Broughton Street, so the house is as central as can be, but tucked away. The location of this house is hard to beat. People love Broughton Street for it's independent food shops, restaurants, cafes and boutiques and it's just at the end of the lane. The tram starts three minutes walk away. In the neighbourhood, you'll find Calton Hill which affords the best views over Edinburgh and The Playhouse Theatre. The Vue Cinema and John Lewis are here too. Just along Queen Street, art lovers will find the Scottish Portrait Gallery and just behind that St Andrew Square which is brimming over with fabulous eateries including The Ivy, Dishoom and Gaucho. It's a dream location. 

This small row of luxury eco houses was completed in 2019. The house has three and a half floors and is very well laid out. You enter, through your own front door, to the middle floor. There you'll find a double bedroom with a comfy bed, luxury bedding and plentiful cupboard space. There's also a separate shower room. Downstairs, you'll find the other double bedroom. It's the same size as the one above again with storage, lovely bed and luxury linens. This bedroom has direct access to the small private patio garden. There also a separate shower room and utility cupboard at this level. 

On the top floor is the open plan living space which is bathed in light. The brand new kitchen is well equipped for dining at home and there's a Nespresso machine. (the Nespresso store is nearby too!) You'll find a comfy velvet L shaped sofa, a smart TV with freeview channels and a dining table seating 4 comfortably and 6 if extended. Further stairs take you to a mezzanine level with a sofa and small desk. 

This is the first Dickins home with an air source heat pump and triple glazing. It means that the house maintains a lovely ambient temperature all year round and so it's very pleasant to be in. The triple glazing and insulation means that the house is very quiet. 

This is a superb home, finished to high standards and we're confident that anyone choosing to stay here, is going to absolutely love it.

The mezzanine level above the living space is in effect a balcony and parents of younger children would book this home at entirely their own risk.

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Your New Neighbourhood

The East New Town and Hillside area is where it’s at. Running from Scotland Street in the West to Broughton Road in the North, Lower London Road in the East and Regent Terrace in the South. Local resident, Peter Irvine, of Edinburgh’s Hogmanay fame christened the area The East Village.

The highpoint, literally, of the area is Calton Hill. A walk up here is rewarded to magnificent views across the whole of the city and photo opportunities abound on Calton Hill. The National Monument is much climbed and the Nelson Monument was built to look like Nelson’s upturned telescope. The City Observatory is now the home of the Collective Gallery and there’s a cute café there too. Calton Hill is an incredible place to watch the fireworks, The Beltane Festival held there on 30th April is very popular and an enormous torchlight procession on 30th December culminates on the Hill.
