This much loved home has been refurbished with great style and sensitivity to create a great quality, luxurious space. The location is excellent too. Annandale Street lies just off the top of Leith Walk so you can almost smell the coffee at Valvona and Crolla and The Playhouse, Omni Centre, Stand and Portrait Gallery are just around the corner. There's a great selection of restaurants in the neighbourhood and much loved Broughton Street is just around the corner too, but as well as this local village feel, Princes Street is less than 15 minutes walk away. You'll find supermarkets locally and great access to local buses and the tram. One of Edinburgh's most popular vantage points, Calton Hill, is short walk away.

Stepping inside your own front door, it's immediately clear that is is a much loved home. The scale is wonderful, with high ceilings, lovely large rooms, huge windows and architectural details. The sitting room is full of comfy velvet sofas, interesting books and objects collected during the owners travels. It's a space made for relaxing. The wonderful dining kitchen has a stove, a large table for gathering around and is very well equipped if you like to eat at home. The master bedroom is an oasis of calm. It's huge with floor to ceiling windows and shutters so you can make this room very dark for a great night's sleep. The bed is very comfy and there are luxury linens. Next door you'll find the luxury bathroom with a shower over the bath and finally there's a second double bedroom. 

This is a superb home from home for the Edinburgh Festival and anyone booking it is going to feel very glad they did. 

During the Festival a whole month booking is preferred.

During the Edinburgh Festival, a whole month booking is preferred.

In the second bedroom, the bed is a double bed but can only be accessed from one side.

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Your New Neighbourhood

The East New Town and Hillside area is where it’s at. Running from Scotland Street in the West to Broughton Road in the North, Lower London Road in the East and Regent Terrace in the South. Local resident, Peter Irvine, of Edinburgh’s Hogmanay fame christened the area The East Village.

The highpoint, literally, of the area is Calton Hill. A walk up here is rewarded to magnificent views across the whole of the city and photo opportunities abound on Calton Hill. The National Monument is much climbed and the Nelson Monument was built to look like Nelson’s upturned telescope. The City Observatory is now the home of the Collective Gallery and there’s a cute café there too. Calton Hill is an incredible place to watch the fireworks, The Beltane Festival held there on 30th April is very popular and an enormous torchlight procession on 30th December culminates on the Hill.
