Annandale Street is a great location just off the top of Leith Walk, so you're close to a great range of excellent local independent restaurants, cafes and food shops, including the famous Valvona and Crolla. Broughton Street and The Edinburgh Playhouse is a 5 minute walk away and you can reach George Street in 10-15 minutes.


This modern development was completed in the Spring of 2017 and it's great quality. There's secure parking behind the building and a lift. As soon as you walk into the flat, you'll be surprised at how big it feels. The style is contemporary quality with white walls and wooden floors throughout. To the front of the building and facing West, so it benefits from afternoon and evening sun, is the living room and kitchen. It's a very attractive space, furnished with quality leather sofas, a wall mounted smart TV and a table and chairs to seat 6. The kitchen is well equipped for dining at home. One wall of this room is glass with sliding doors lead onto the balcony which has a small table and chairs. It's real sun trap.


At the back of the home are the bedrooms. The master bedroom has an attractive ensuite shower room, the second double bedroom has good storage space and there's a sweet third bedroom with a double bed which is accessed from one side. There's a large shower room in the hallway too.


This is an impressive, quality home which is very comfortable to stay in.

The double bed in the smaller third bedroom can only be accessed from one side.

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT reletting charge and any associated housekeeping costs. If they are not able to relet the period, you will be responsible for the full rental cost. It is a good idea to make sure you have travel insurance which covers cancellation.
