East Claremont Street, where this wonderful home is located, is a lovely wide Georgian street which is only a couple of minutes from Broughton Street - one of Edinburgh's most loved streets. Broughton Street has fab independent food stores, boutiques, great coffee bars and restaurants. Buses and taxis are available locally too.


Fun and fabulous, townhouses don't get much better than this. Recently refurbished to high standards, there is much to lust after in this gorgeous, luxury home. There are three floors. On the ground floor there's a wonderful kitchen and dining room. The table in this space is perfect for gathering to eat or sit and relax reading Festival reviews. Glass doors lead on to the private garden and private parking. There's also a utility room. On the ground floor there's also a double bedroom and a shower room.


The elegant staircase leads to the first floor where you'll find the beautiful sitting room - brimming with comfy chairs, a smart TV, books, lovely objects and a sense of style. This room is also beautiful in the evening. The master bedroom suite is divine. It's so special and spacious, featuring a roll top bath, stunning yellow sofa and fireplace. There's also an ensuite shower room off the master bedroom. Next to the sitting room there's a small double bedroom. 


On the top floor of the house there's a further double bedroom and a bunk bed room and next door there's a family bathroom.


This is a luxury family home and the ultimate place to stay in the Edinburgh Festival. It's as good as it gets, so what are you waiting for!

Home Truths

Two of the double bedrooms mentioned in the description are currently used as storage rooms. They are being created before the festival - hence why we don't have photos at the moment.

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT reletting charge and any associated housekeeping costs. If they are not able to relet the period, you will be responsible for the full rental cost. It is a good idea to make sure you have travel insurance which covers cancellation.
