About The Home
There is a majestic magnificence to The Royal. This three bedroom, two bathroom apartment lies in a sought after Stockbridge/New Town location and has been refurbished from top to toe to exacting standards. A great deal of careful consideration went into every decision. The quality of everything you'll see and touch here is high and the space is luxuriously large. You will be so very comfortable staying at The Royal.
You enter down a few steps into your own private patio area and front door. The townhouse is wider than normal and this benefits the sense of space in this stunning home. The open plan living space is located in the back of the home and it's magnificent. The sitting room has comfy sofas and chairs gathered around a wood burning stove. A smart TV isn't shown in the photos, but is being added. The kitchen is a wonderful space and well equipped as you'd imagine a quality home to be, so you can make the most of the brilliant local food shops in Stockbridge, to cook at home. There's a dining table with lovely chairs, seating four and can be extended to seat six. The living space has doors onto the second private patio.
The master bedroom is luxuriously large with a very comfy superking mattress and quality linens and there's an ensuite shower room. The second bedroom is located off the back of the living space. It's a gorgeously cosy room with painted wooden panelling. The third bedroom can either be a twin or a superking. It's normally set up as a twin. If you'd prefer a supering, please ask at the time of booking. &There is an excellent family bathroom with a shower over the bath in the hallway and a large internal room which has a desk and chair.
There is a true sense of calm and peace in this beautiful home. Guests are going to love staying in The Royal.

The Neighbourhood
The Royal is located in the most perfect of neighbourhoods, sitting majestically in between much loved Stockbridge and the Georgian New Town. This stunning crescent sweeps down to North West Circus Place and from there it's left to Stockbridge and right for the New Town. Much loveliness lies on your doorstep here. In Stockbridge there are almost too many gorgeous independent shops, restaurants and bars to choose from. Pastry lovers will be delighted to know that Lannan is an almost too short walk away. There's the Sunday market, which is perfect for a wander and so many top class food shops. You can also join the Water of Leith Walkway and feel like you're in the middle of the countryside, whilst being in the middle of the city.
You're also on George Street in 8 minutes and there you'll find smart high street shopping and great dining.

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.
Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Central New Town
The Central New Town spans from Scotland Street in the East to Randolph Crescent in the West and from Princes Street in the South to Brandon Terrace in the North. It encompasses most of Edinburgh’s beautiful and enviable Georgian New Town.
In 1766 James Craig, aged 27, entered a competition to design a New Town to ease overcrowding in the Old Town. There were six entries and he won. His plan was for St Andrew Square and Charlotte Square, Princes Street, George Street and Queen Street and was presented to King George III in 1767. Edinburgh’s New Town is now world famous and was designated a UNESCO World Heritage site in 1995. The Georgian New Town is known for its graceful sweeping crescents, wide streets and private central gardens. The beautiful stone buildings have large astragal windows that we love to peep in on a winters evening to see what lies inside. The architectural details and high ceilings in Edinburgh’s New Town put Bath to shame. The architectural highlights are Charlotte Square, Moray Place and Heriot Row.
