About Rosebud


Rosebud is as special as it gets. We completely fell in love with this pied a terre perfection the first time we stepped through the front door. You know immediately that this is no ordinary apartment but that it's extraordinary. It was conceived as an extra special bolt hole for the owners, who met and lived in Edinburgh for a time. We are terribly lucky that they're now happy to share Rosebud and make it available to rent. Anyone who stays here will be wanting to come back.


Expert thought and great taste and style has gone into everything. The sofa is comfy, there's a table to put your drink on and a light to read by. If you like to cook, you'll find everything you need and more. You can drink your coffee out of the perfect mug, your toast off a pretty plate and there's a lovely glass for your wine. There's great art, lovely bits and pieces, books and a sense of fun. You can have a couple of friends round for supper at the perfect table and there's a pretty powder room, so they don't need to use your bathroom. &In your bedroom, the mattress is great quality, the linens lovely and then there's a luxe hotel quality bathroom next door with marble, a great bath and a shower, so everyone is happy. And to finish it off there's the perfect little laundry cupboard with a mini Sheila Maid. Rosebud is a rare and special gem of a home.

The Neighbourhood


Rosebud is located on the best part of Rose Street, across the road from the new Anta store and a two minute walk from Charlotte Square. There is so much choice for places to eat, drink and shop on your doorstep here. Princes Street Gardens is around the corner and perfect for soaking up views of Edinburgh Castle and watching the world go by. The tram stops nearby and whilst you can walk everywhere from here, you can jump on a myriad of buses very easily too. In terms of staying in a pied a Terre in Edinburgh, the location is perfection, just like Rosebud!

This home couldn't be more central. You are in the middle of the action with lots of bars and restaurants on your doorstep, so do expect a certain level of noise.

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.

Central New Town

Your New Neighbourhood

The Central New Town spans from Scotland Street in the East to Randolph Crescent in the West and from Princes Street in the South to Brandon Terrace in the North. It encompasses most of Edinburgh’s beautiful and enviable Georgian New Town.

In 1766 James Craig, aged 27, entered a competition to design a New Town to ease overcrowding in the Old Town. There were six entries and he won. His plan was for St Andrew Square and Charlotte Square, Princes Street, George Street and Queen Street and was presented to King George III in 1767. Edinburgh’s New Town is now world famous and was designated a UNESCO World Heritage site in 1995. The Georgian New Town is known for its graceful sweeping crescents, wide streets and private central gardens. The beautiful stone buildings have large astragal windows that we love to peep in on a winters evening to see what lies inside. The architectural details and high ceilings in Edinburgh’s New Town put Bath to shame. The architectural highlights are Charlotte Square, Moray Place and Heriot Row.
