This luxurious, beautifully presented home on Queen Street is in a brilliant central location. George Street is a two minute walk away so a wealth of shops, restaurants, bars and cafes lie on the doorstep. The beautiful Malt Whisky Society is just along the road as is the Scottish National Portrait Gallery - so you're in good company. During the Edinburgh Festival the location is great as the venues in the New Town are very close and the Old Town venues are a short walk away but you have all the advantages of living away from the mania! 


As you walk through your own front door into the stunning entrance hall to this beautiful home, you'll feel excited. There's a sense of space and style and you'll immediately notice the high ceilings and architectural details. The rooms are all a wonderful scale and the bedrooms are all located at the back of the building so they are lovely and quiet. 


On the ground floor there's an impressive sitting room overlooking Queen Street. There's a fireplace, TV with Sky and lots of comfy seating. The kitchen and dining room is decorated in a deep red - the colour of a fine claret and you'll enjoy sitting around the wonderful dining table sharing a meal with friends and sipping on a glass of wine or two whilst planning your day's festivalling. As this is a home, the kitchen is very well equipped for cooking at home. There's a huge, elegant double bedroom on the ground floor with an ensuite shower room and there's also a smart guest loo. 


You climb the beautiful original staircase to the first floor where you'll find the beautiful master bedroom. Next to this there's a Jack and Jill bathroom which has a hand held shower over the bath. It can be accessed from the hallway or master bedroom. There's also a pretty smaller double bedroom with a large window. 


This is an absolutely beautiful home which is presented to very high standards and we're confident that any guest who stays here is going to love it.

Home Truths

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.

Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a £75 + VAT reletting charge and any associated housekeeping costs. If they are not able to relet the period, you will be responsible for the full rental cost. It is a good idea to make sure you have travel insurance which covers cancellation.
