What The Dickins: A Tale Of Edinburgh City

Let Your Edinburgh Flat for the Festival 2017

The demand for accommodation is huge during the annual Edinburgh Festival that takes place in August – to the point where we often have to turn people away. We need more apartments for August 2017 in order to avoid having to say no to enquiries, and you might be able to help out…

If you own a furnished and fully equipped apartment in Edinburgh and know you won’t be using it during the next Festival you might want to consider letting it and earn a few extra bucks instead. We let everything from studios to six bedroom properties.

All you have to do is fill out our “Is your home right” form that will take you a couple of minutes and wait for us to get in touch with you. We will then guide you through the whole process and always be there to answer any questions and deal with any issues that might arise.

Which Edinburgh areas does Dickins cover?

Our properties are all within easy reach from the City Centre and the Old Town. The areas we have flats in are the following: Central New Town, East New Town and Hillside, Fountainbridge, Haymarket, Inverleith, Lauriston & Bruntsfield, Marchmont, Morningside, Old Town, South Side & Pleasance,  Stockbridge, West End & Dean.

If you have a well presented property that isn’t in one of the areas mentioned above, e.g. Leith, just give us a call on +44 131 558 1108 and we’ll find out if it’s a property we can take on.

Can I rent out my property during the rest of the year as well?

Of course! Just let us know when your apartment is free and we’ll do our best to find the perfect guest for your home. Many of our owners only spend part of the year in their properties and rent it out when they’re not there. We’re very flexible on this one!

What happens after Dickins has taken on my property?

First we’ll agree on a suitable date and time to come over and meet you and take a look at your property. Once there we’ll talk you through what needs to be done (if anything) to get your home ready for short lets. When your home is ready we will come over and photograph it so that we can add it to our system. Once it’s listed you’ll be able to find it on our Property page.

How much does Dickins charge?

When we first take on a property we charge a photography and advertising fee based on how many months you would like us to advertise your property for. For example, a 2 bedroom apartment advertised for 12 months would be £95 photography +£150 advertising = £245. A full breakdown of our fees can be provided on request. Our commission is 19% + VAT, which holds within it a range of things such as: securing bookings, handling all keys, meeting and greeting guests, inspecting the property when needed, actively marketing properties through social media and our monthly e-newsletter and much more.

Can anyone book my property?

No. Guests can’t book online, which means they’ll have to get in touch with us so that we can ask them questions about their requirements and figure out if they’re a good match with your property. With decades of experience we’ve become pretty good at pairing guests and properties!

Why choose Dickins?

Hi, I have a one bed room flat in St Mary’s street which I am currently renovating.
How much would you charge if I wanted you to manage my property for the festival and what could I expect in rental?

Hi Lesley, thanks for getting in touch. We have several properties on St Mary’s Street, so that’s a very good location for the Festival. Would you mind emailing [email protected] as she’s the expert and will be able to answer your questions. I’ll pass on your email to her as well just in case. All the best, Nina
