Rock House is a spectacular Edinburgh landmark home with a fascinating history. Built in 1765, it pre-dates Edinburgh’s Georgian New Town. Rock House is known as the most important address in photography because from 1843 to 1847, Rock House was the home and studio of pioneering photographers, Robert Adamson and David Octavius Hill. Together, they are widely credited with having established the use of photography as an art form and no conversation about the history of photography can take place without reference to them. They used the garden and terrace at Rock House when creating photographs as they needed sunlight for the calotype process. Major collections of their work are held in the Scottish National Portrait Gallery and The Getty Museum. 


Rock House is extremely private, being accessed through a rather magical ornate wrought iron gate on Calton Hill. The panoramic views from the house and gardens are unrivalled. Look to the front of the house and the famous Edinburgh skyline lies before you and from the back, which looks up to Calton Hill and across to Fife, you feel like you're in the middle of the countryside and yet you are only two minutes from Princes Street. In 2015, Rock House was refurbished by Studio Reed ans they restored the house with great sensitivity and style. It's stunning environment creating an incredibly special place to gather. 


The Main House is on the first and second floors of the house, whilst the The Terrace Apartment is on the ground floor. Both properties have their own private entrance.     


Entering the Main House, it immediately feels special and exciting. You walk through an entrance porch which also leads onto the private garden which sits underneath Calton Hill. The first room you walk into is the dining kitchen and it is fabulous with a very special atmosphere and four windows, each taking in a pretty view. A wonderful copper sinks shimmers and there's an Aga and fabulous old butcher's block. There's a plentiful supply of pretty crockery and glasses. The dining table seats eight comfortably and twelve at a push. 


The beautiful sitting room is the perfect spot to gather around the open fire. Next door there's a twin bedroom with a wood burning stove and decorated in a sophisticated deep blue. There are double doors between the sitting room and this twin bedrooms but they are normally closed for privacy. Close to the entrance, there’s a shower room with a loo and a utility area.

Climb a beautiful wooden staircase with a brass handrail to the second floor with further bedrooms and bathrooms. The master bedroom is very beautiful and has four windows with wonderful views. Etched on one of the window panes is a signature and the date 1795. There's a pretty twin bedroom with lovely views up to Calton Hill and an absolutely charming cabin bedroom with a small double bed. There are two bathrooms on this floor, both accessed from the hallway; a shower room and a bathroom with a shower over the bath.

Rock House is available for self-catering holiday lets, for The Edinburgh Festival and for city and weekend breaks. It is also available for small exclusive events and as a film and photo shoot location.

Home Truths

Weekly bookings in Rock House start on Fridays.

Currently there is construction work going on at the St James Centre and this can occasionally be heard when in the garden. It cannot be heard inside the house.

If you need to use the cot and highchair during your stay, please let us know at the time of booking.

The pond in front of The Terrace Apartment is not safe for children and so parents must not let children play there unsupervised.

In the small double bedroom with the built in box bed on the upper floor, the bed can only be accessed from one side and measures 120 cm wide x 200 cm long.

This is a dog friendly property. An additional pound;15/week charge is made if you are bringing a dog and a larger deposit will be taken to cover any breakages/damages or extra cleaning.

As this is a dog friendly home, if you are an allergy sufferer, please let us know at the time of booking, so that we can check if there have been any dogs staying in this home recently.

For larger parties, The Terrace Apartment (sleeps 4) and The Photographer's Studio (sleeps 2) can be booked together with Rock House depending on availability.

There are around 40 steps to climb to reach the house so please take note if you have issues with stairs.

Dickins Cancellation Policy

24 hour cool-off period: Providing you book more than fourteen days before the start of your stay, you can cancel your booking within 24 hours of making it and we will refund 100% of any charges.


Cancelling after the booking is confirmed: Once a confirmation of booking has been issued to you via email by Dickins, you are responsible for the total price detailed. If you need to cancel, Dickins will try to relet the period for you and if they are successful, you will be reimbursed with the value of the relet less a pound;75 + VAT charge. If they are not able to relet the period, you will be responsible for the full rental cost. It may be a good idea to make sure you have travel insurance which covers cancellation.
