It’s not every day we come across a home so stunningly beautiful as the Royal Terrace flat we’ve recently taken on. In fact, it’s probably the most astonishing apartment we’ve ever seen! This grand home consists of three flats that have been converted into one and it’s tastefully decorated throughout – with a few interesting details. We do have to warn you, if you stay here it will certainly inspire you to redecorate your own home. Let’s take a closer look at this gem of a home (and try not to get too jealous).

Surrounding Area

A gorgeous apartment needs a gorgeous location – and 35 Royal Terrace definitely ticks that box as well. It’s one of Edinburgh’s most sought after streets and situated in the East New town and Hillside area – right in the heart of the capital.

Royal Terrace is a quiet street surrounded by greenery but at the same time only a 10-minute walk from the main shopping hot spot: Princes street. One of Edinburgh’s must-see attractions, Calton Hill, is just around the corner as well. Make it to the top and you’ll be rewarded with some of the most amazing views of the city and Arthur’s Seat!

If you fancy a coffee, a drink or a bite to eat, head to nearby Broughton Street and pick and choose. The lovely Gardener’s Cottage restaurant uses only the best local and seasonal produce and is literally on your doorstep. The Edinburgh Playhouse, Vue Cinema and John Lewis department store are also only minutes away.

Garden

Let’s start from the outside. As if the property in itself wasn’t enough to entice you to stay you’ve also got your own private south facing garden and patio equipped with table and chairs to enjoy. On a sunny day it’ll be the best spot in town to have a morning coffee, followed by a barbecue in the afternoon of course.

Entrance

When you walk through the front door the first thing that’ll catch your eye is the beautifully flowing handmade staircase.  The second thing you’ll notice is the warm oak floorboards that decorate the floors throughout the apartment. Look right ahead and you’ll see an inviting, bright study with a door to the patio.

Kitchen

The kitchen has to be our favourite room in this property. The dining table seats up to 10 people and is just perfectly positioned in front of the tall windows overlooking the garden. Light and airy Scandi style meets traditional Scottish tartan – what a lovely combination. And how interesting isn’t the choice of non-matching upper and lower kitchen cupboards? Oh and it was love at first sight when we spotted that huge island! The kitchen is fully equipped, with pretty much every appliance you need to cook up whatever you fancy.

Lounges

The spacious and tasteful lounge is right next to the kitchen. The room has lovely high ceilings with two windows facing Royal Terrace. Again, matching different sofas and armchairs make the room so much more interesting – another interior design tip for you right there! This room invites you to make a hot cup of tea, sit back and read a good book.

Walk down the gorgeous staircase and you’ll find the ultimate kick back area with a comfy sofa, TV with satellite channels and pool table (!) That cartoon feature wall is a bold move but works so well in this space. (Warning: the hubby might not want to leave!)

Bedrooms

The bedrooms are all downstairs, with the master bedroom looking onto the patio that leads up to the garden. A dressing room (just what every woman needs) and en-suite shower with the most brilliant tiles complete the bedroom. A corridor leads to the other three double bedrooms, which are also beautifully decorated with bold colours, big comfy beds and lovely cushioned window seats. A family bathroom and a shower room serve the bedrooms.

When is the flat available?

This self catering apartment is available for holiday lets, short term and corporate lets, city and weekend breaks and as Edinburgh Festival accommodation.
